Beetle Certificates South Africa helps sellers, estate agents and conveyancers find inspectors who check a property's accessible structural timber for wood-destroying beetles and issue a certificate. They are also called entomologist or wood-destroying beetle certificates.
- Check your sale agreement for the clause that asks for the certificate.
- Give the property size and whether there is a roof space, timber floors or outbuildings.
- Share the transfer timeline from your agent or conveyancer.
Compare beetle inspection quotes before your transfer deadline.
Request an Inspection QuoteWhen a Beetle Certificate Is Needed
No national law compels a beetle certificate for every property transfer in South Africa. It is usually required by the sale agreement, the buyer's bank, or local practice. It is common in coastal regions such as the Western Cape, Eastern Cape and KwaZulu-Natal, where warm, humid conditions favour wood borers. Your agreement should say who pays for the inspection and any treatment.
What the Beetle Inspection Covers
- Accessible structural timber: roof trusses and purlins, floors, door and window frames, and built-in timber.
- Outbuildings and Wendy houses, if the agreement includes them.
- Signs of active wood-destroying beetles, such as fresh frass and exit holes.
- Termites only if the sale agreement specifically includes them.
Inaccessible timber, such as boards under fixed flooring or timber behind cladding, is usually excluded. The certificate should list what was and was not inspected.
Possible Inspection Findings
| Finding | What it means | Next step |
|---|---|---|
| No active infestation | No live beetles found in accessible timber | Certificate issued |
| Old damage, no activity | Historic holes or damage only | Usually certificate issued, damage noted |
| Active infestation | Live beetles found | Treatment or timber replacement, then re-inspection |
| Structural damage | Timber weakened | Builder repair, as the agreement requires |
Remedial Treatment Before the Certificate
If beetles are active, the timber is treated and badly damaged pieces may be replaced before the certificate is issued. Treatment is quoted separately from the inspection. See wood borer treatment for the methods used.
How Long a Beetle Certificate Is Valid
There is no single period set in law. Many contracts and banks accept a certificate issued within three to six months, or the period the sale agreement specifies. Book close to transfer but leave time for any treatment.

Ballpark figures, not quotations. Ranges compiled from price guides published by South African pest-control and quote websites, checked 20 October 2026 and rounded where needed. They are not our prices and no provider is bound by them. Remedial treatment and timber repairs are extra and only needed if active beetles are found. Published guides vary widely, so treat the ranges as a sanity check only. Most sources do not state whether VAT is included, so confirm VAT on every quote.

What Changes the Cost of a Beetle Inspection
- Property size, number of buildings and roof spaces.
- Access to the roof space and subfloor.
- Travel distance to the property.
- Whether termites or outbuildings are included.
- Urgency, if the transfer deadline is close.
For treatment costs see pest control prices.
Getting the Property Ready for Inspection
- Make sure the roof hatch is reachable and not blocked.
- Clear access to garages, outbuildings and built-in cupboards.
- Let the inspector know about any past beetle or termite treatment.
Beetle Certificates for Homes, Sectional Title and Commercial Property
Freehold sellers usually arrange their own. In sectional title, roof timbers may be common property managed by the body corporate, so check who is responsible. Commercial property inspections cover larger roof and floor areas.

Beetle Certificates FAQs
Is a beetle certificate compulsory when selling a house?
Not by national law. It is required when the sale agreement, the buyer's bank or local practice calls for it. Check your agreement.
Who pays for the beetle certificate?
Whoever the sale agreement names, which is often the seller. The agreement should also say who pays for any treatment.
Does a beetle certificate cover termites?
Only if the sale agreement includes termites. Otherwise the inspection focuses on wood-destroying beetles.
What happens if beetles are found?
The timber is treated, and badly damaged pieces may be replaced. The certificate is issued once the work is done, often after a re-check.
How far ahead should I book the inspection?
Book once the sale is signed and the transfer timeline is known, leaving time for treatment if needed. Many agreements and banks want a recent certificate.
